In 2025 Hartford (South West) Limited successfully purchased a commercial/residential property in Kingskerswell. The property was originally a long-established takeaway fish and chip shop and had fallen into disrepair and required substantial improvement to meet modern standards. Whilst many locals were sad to see this takeaway close, Hartford (South West) Limited aim to reinstate this dwelling to be one that gives jobs and a home back to the local community and a building that is complimentary of our village.

The project will be managed by the Charteroak (South West) Limited team who themselves refurbished a similar property in Kingskerswell to a very high standard which they currently use as their main office as well as offices for two local businesses. The plan for this property is to completely renovate the ground floor to form a functional office space for a local business and to refurbish and improve the residential maisonette flat to house tenants. Initial planning permission for the change of use to an office has been applied for and once this has been approved the work to carry out these plans can begin.

Initially, whilst waiting for planning, phase one commenced and involved stripping out the entire internals and externals of the building of its fixtures and fittings, removing all the metal cooking equipment and flues and making the building structurally safe in preparation for the main works. With the dwelling in a residential area, liaising with residents was paramount to reassure them that the works will be safely undertaken with minimum disruption to them.

Then came phase two where the rear car park area has been carefully excavated and reinstated using permeable materials to allow for drainage, the aged fencing has been replaced and the crumbling entrance pillars rebuilt. Providing usable parking spaces and greatly enhancing the outlook at the rear of the building.

Phase three will involve the replacement of the windows and doors, installing new heating, electrics and security doors, a new kitchen and bathroom and redecoration throughout. These works will be undertaken by competent local tradesman who have worked with the Charteroak (South West) Ltd company over the last 10 years on several large projects.
